From BEMS monitoring to continuous building performance optimization
A BPOS proposal connects existing BEMS data, design-load review, measurement checks and real-time operating guidance for a supertall mixed-use building. Seasonal optimization is designed as a continuing process.
01 · CASE ANALYSIS
Operating challenge
Building operation can diverge from design intent because of safety margins, commissioning conditions, control behavior, maintenance and changing demand. Monitoring alone does not resolve those gaps.
The proposal uses actual demand, efficiency, control and active-unit counts to give operators actionable guidance and sustain performance improvements.
02 · CASE ANALYSIS
Data foundation
Review zone loads and design conditions; build an equipment-specification database; verify meters, temperature sensors and flowmeters against calibrated instruments. Correct calculations or calibrate/replace instruments where necessary.
Analyze representative one-week windows in January, April, July and October using 5–15-minute BEMS records. Examine consumption, efficiency, load factors, trends and correlations before proposing operating scenarios.
| Function | Purpose |
|---|---|
| Demand diagnosis | Compare schedules and actual operation to find unnecessary running |
| Performance diagnosis | Evaluate equipment efficiency and load factors |
| Control diagnosis | Compare actual control with the intended operating conditions |
| Unit-staging diagnosis | Compare active units with the load-based requirement |
| Scenario improvement | Repeat data analysis, action and result review across seasons |

BPOS functions
BPOS means Building Performance Optimization System in this case. Proposed functions cover energy, demand, equipment performance, control and unit staging, together with trends, correlations and real-time operating guidance.
The HVAC boundary includes chillers, cooling towers, boilers and heat exchangers; chilled-water, condenser-water, hot-water and domestic-hot-water pumps; AHUs, FCUs, supply/exhaust fans and air conditioners.

Implementation & continuous commissioning
The plan allocates 12 months to loads, equipment data, measurement quality, analysis and BPOS deployment, followed by 12 months of seasonal operating optimization. A further year of seasonal aftercare is proposed.
Two activities run together: real-time diagnosis of current operation, and repeated analysis, action and result review to update the operating scenarios themselves. Operator training supports continued improvement.
| Phase | Duration | Scope |
|---|---|---|
| Foundation | 12 months | Design-load review, equipment DB, measurement quality, analysis and BPOS |
| Optimization | 12 months | Seasonal operating improvement and performance review |
| Aftercare | 1 year | Proposed seasonal follow-up and operator capability support |

Target & verification
The annual 3–10% energy-saving figure is a proposal-stage target. The source does not provide a completed, verified annual saving or cost result.
Build a baseline incorporating weather, occupancy/utilization, business hours, HVAC loads and relevant operating conditions. Compare reporting-period actual use against this adjusted baseline so that service changes are distinguished from efficiency improvements.
